These Terms of Use apply to your use of mantisvaluationadvisors.com (the "Site"), operated by Mantis Valuation Advisors ("we," "us," or "our"). By using the Site, you agree to these terms. If you do not agree, please do not use the Site.

Information Only; No Professional Advice

Content on the Site, including blog posts and service pages, is general information. It is not legal, tax, financial, or lending advice, and it is not an appraisal or an opinion of value for any property. Laws, deadlines, and program rules change. Confirm them with your attorney, CPA, lender, county property appraiser, or Value Adjustment Board.

No Appraisal Relationship Until Engaged

Submitting a form, calling, or emailing us does not create an appraiser-client relationship. An appraisal assignment begins only when we accept it in a written engagement agreement that defines the scope of work, intended use, intended users, fee, and delivery date. Appraisal reports are prepared under the Uniform Standards of Professional Appraisal Practice (USPAP) and may be used only by the intended users, for the intended use, stated in the report.

No Guaranteed Outcome

An appraisal is an independent, unbiased opinion of value supported by market data. We do not guarantee any particular value or result, including the outcome of a loan, tax appeal, court case, or insurance or PMI decision. Our fees are never contingent on the value reported or on any outcome.

Text Messages and Email

If you consent on our form, Mantis Valuation Advisors may send you text messages and emails at the contact information you provide. Message frequency varies. Message and data rates may apply. Acceptable Use

You agree not to misuse the Site, including by submitting false information, attempting to gain unauthorized access, interfering with its operation, or scraping content for commercial use.

Intellectual Property

The Site's text, graphics, logos, and design belong to Mantis Valuation Advisors or its licensors. You may view and print pages for personal, non-commercial use. Any other use requires our written permission.

Third-Party Links

The Site may link to government or other third-party websites. We are not responsible for their content or practices.

Disclaimer and Limitation of Liability

The Site is provided "as is" without warranties of any kind. To the fullest extent permitted by law, Mantis Valuation Advisors is not liable for any indirect, incidental, or consequential damages arising from your use of the Site or reliance on its content. Liability for appraisal services is governed solely by the written engagement agreement for that assignment.

Governing Law

These terms are governed by the laws of the State of Florida. Any dispute relating to the Site shall be brought in the state or federal courts located in Sarasota County, Florida.

Licensing

Appraisal services are performed by Michael Petrone, State-certified general real estate appraiser RZ3609.

Changes

We may update these terms at any time. The effective date above shows the latest revision. Continued use of the Site means you accept the updated terms.
