When Do You Need a Certified General Appraiser in Sarasota?

June 02, 2026•1 min read

Most people assume appraisals are only needed when buying or selling a home. In reality, there are dozens of situations where a professional, certified appraisal is essential — and choosing the right type of appraiser makes all the difference.

Divorce or Marital Dissolution In a Florida divorce, marital real estate must be valued for equitable distribution, and an independent appraisal is the most common way to establish that value. A Certified General Appraiser can appraise both the marital home and any investment or commercial properties owned by the couple.

Estate Settlement and Probate When a property owner passes away, the estate must establish fair market value for tax and distribution purposes. A date-of-death appraisal from a certified appraiser is the standard way to document fair market value for the probate inventory and the heirs' tax basis.

Tax Appeal If your Sarasota, Manatee, or Charlotte County property tax assessment seems too high, a certified appraisal can provide credible evidence of market value as of January 1 for an informal review or a Value Adjustment Board petition.

Commercial Property Transactions Lenders financing office condos, retail units, medical suites, flex/warehouse space, or mixed-use properties require a Certified General Appraiser — a residential-only appraiser cannot legally complete these assignments.

Investment Property Analysis Investors evaluating cap rates, rental income potential, or buy/sell decisions need accurate, market-supported valuations to make sound decisions.

Pre-Listing Valuation Knowing your property's true market value before listing helps you price it right, negotiate confidently, and avoid leaving money on the table.
