What Is an Appraisal Review and When Do You Need One?
Sometimes the question is not what a property is worth — but whether an existing appraisal is credible and well-supported. That is where an appraisal review comes in.
What Is an Appraisal Review?
An appraisal review is an independent evaluation of an existing appraisal report. The reviewing appraiser assesses whether the original report complies with USPAP, whether the methodology is appropriate, and whether the value conclusion is well-supported by the data.
Types of Appraisal Reviews
Desk Review — Conducted without a site visit. The reviewer evaluates the report and comparable sales based on available data sources.
Field Review — Includes a site visit to the subject property and comparable sales. Provides a higher level of confidence in the review conclusion.
When Is an Appraisal Review Needed?
Disputed values — when another party's appraisal appears flawed or unsupported and you want an independent second look.
Estate disputes — when heirs disagree about the value of inherited property
Lender quality control — to verify the credibility of appraisals in a loan portfolio
Tax appeals — to evaluate whether the county assessor's appraisal is supportable
Divorce proceedings — when one party questions the credibility of the other party's appraisal
