How to Prepare Your Home for an Appraisal Inspection
While appraisers are trained to be objective, the condition and presentation of your home during an inspection does matter. Here is how to put your best foot forward.
Clean and Declutter
A clean, organized home allows the appraiser to move through each room efficiently and accurately assess square footage, condition, and features.
Make a List of Improvements
Prepare a written list of upgrades and improvements including the approximate date and cost — new roof, updated kitchen, HVAC replacement, bathroom remodel, or impact windows. Appraisers appreciate this information and it ensures nothing is overlooked.
Address Deferred Maintenance
Fix obvious issues before the inspection — broken fixtures, peeling paint, damaged flooring, or inoperable doors and windows. These items affect condition ratings and can reduce your appraised value.
Ensure Access to All Areas
Make sure the appraiser can access every area of the home including the attic, garage, and any outbuildings. Locked or inaccessible areas may require a return visit and delay your report.
Gather Documentation
Have permits, surveys, HOA documents, and any recent inspections or repair records available. This documentation supports a complete and accurate appraisal.
